Interior drain tile, sump basins, and vapor barrier wall systems installed by technicians who've done this hundreds of times in Lansdowne, VA basements.
Basement waterproofing mistakes usually come down to one thing: fixing the symptom instead of the source. A contractor who paints over a wet wall without checking cove joint condition or exterior grading is setting you up for the same call again in a year or two.
We're bonded and insured for both residential and light commercial basement work across Lansdowne, VA.
Our Lansdowne, VA crews are staffed locally, so a wet basement call doesn't sit in a national queue for a week.
No hourly billing and no change orders once your basement floor is already open.
We use pin-type moisture meters and a flashlight-and-crowbar inspection to trace water back to its real entry point.
We scope every Basement Waterproofing job in person before quoting it, since two properties with the same symptom rarely need the same fix.
We route drain tile beneath the existing slab line so flooring disruption stays minimal during installation.
Battery backup is available for any sump system, so a power outage during a storm doesn't undo the whole fix.
The cove joint where the floor meets the foundation wall is one of the most common Lansdowne, VA leak points, and we seal it as part of every interior system.
We install membrane on masonry walls before any insulation or framing goes up, so moisture never gets a chance to reach finished materials.
Window wells that hold water after a storm are a direct pressure point against the glass and frame — we add gravel beds and drain lines tied into the main system.
A quick phone conversation lets us bring the right equipment on the first visit instead of a second trip.
A technician walks the basement with a moisture meter, checking walls, floor, and cove joints to trace the water back to its actual source.
We explain the reasoning behind the recommended system so you know exactly what you're paying for and why.
Most residential basement jobs finish in one to three days, and we test the sump pump under load before we leave.
"We'd patched a basement crack twice ourselves before calling. The interior drain tile system actually fixed it instead of just hiding it again."
— Lansdowne Homeowner
"Sump basin was undersized from the last owner's DIY job. They resized it and we haven't had a drop since."
— Lansdowne Customer
"Appreciated that the estimate matched the final invoice exactly — no surprise add-ons once the floor was already open."

"Basement had been damp for years. Drain tile and a new sump system fixed it in three days."

Cost depends on linear footage, sump basin size, and whether cove joint sealing is included — we won't give a number without an in-person inspection.
We keep the cut as narrow as possible and clean up debris before leaving the site.
Larger basements or those needing extensive crack repair can take a bit longer — we'll give you a realistic timeline in the written quote.
If the crack is actively weeping or part of a larger drainage issue, we'll recommend a full system instead of a spot fix.
Coverage depends on your policy and the cause of the water intrusion — we can document conditions for a claim, but approval is up to your insurer.
Yes, every interior drain tile and sump installation comes with a written warranty, explained in full before you approve the quote.
If your Lansdowne address falls just outside our standard coverage zone, call anyway — we often still make the trip for basement emergencies.
